Building your own home can be an amazing experience. Customizing the home exactly how you like it, right from the start can be extremely appealing. That said, if you aren’t careful this can become a daunting and expensive project. Here are our top tips to keep your process the best one possible.

Do I need a real estate agent to build a new home?

If you think building a new home is the way to go for you, let’s go check them out together! It’s important we are there with you the first time you go into a show home. That way the sales team that works for the builder knows you have someone on your side too. Of course, you can build your own home along without the help of an agent however, there isn’t really a need too since you don’t have to pay us…the builder will.

Who pays the REALTOR® when buying a new home?

If you decide to build a new home and we work together on the process, generally speaking, the builder will be willing to pay the real estate agents fees. Sometimes, builders may suggest that you will get a cheaper home if you don’t use an agent. This may be true, however, in our experience, we have time and time again been able to save our clients money along the way, above and beyond the savings they may have been offered by the builder. Every situation is unique so we can only speak to our experience.

How long does it take to build a new home?

Just so you know, on average it takes about 8 months for a new home to be built. And while occasionally builder’s quotes on time can be accurate, it’s a good idea to prepare yourself for it to take a little longer than expected. Unforeseen circumstances can make it hard for them to figure out when your home will be ready. If you continue to change your mind on what you want along the way, expect this timeline to grow as well as the costs!

Why should I build a new home?

There are many obvious positives to building a new home but some of the more prominent ones are:

  • New homes typically come with a warranty
  • You can customizable to your taste
  • You can be economical

What are the cons of building a new home?

There are some less obvious negatives to building a new home, some of those are:

  • It can be a lengthy process
  • There may not be a spec home for the design you like. For some people, visualizing the final product from a blueprint can be difficult.
  • You may be living in a construction zone while the rest of the community is built.
  • Can be minimal amenities in the community for the time being
